I'm holding an EC which has already been privatised. If I sell it, and buy a resale HDB and pay in full:
1) will MOP be applicable to the HDB resale flat? If yes, how many years?
2) During the MOP can I buy pte pty? Can I take 80% loan?
3) Will there be levy since I buy within MOP?
4) Can I hold both resale HDB and pte pty in this situation?
5) If I insist to sell the HDB within MOP, what penalties will I face?

Hi Serious,

No matter you are buying BTO or resale flat now, 5 years MOP is applicable. Unless you fulfilled the MOP, if not you are not eligible to buy any private property.

If you want to purchase a private property after fulfilling MOP, you are eligible to take bank loan up to 80% of the valuation or purchase price provided you dont have any outstanding housing loan.

Your qns 3 to 5 are not applicable as what I had explained above.

Hi Serious,

1. Yes, MOP of 5 yrs is applicable.

2. No, you cannot buy private property within the MOP. After 5 yrs, yes. If after you sold your EC, and no outstanding loan, you can get 80% loan.

3. You are not allow to buy any private within MOP. The sales transaction won't go through.

4. If you want to hold Resale HDB and Private at the same time, your sequences must be correct. Own HDB first, after fulfill the 5 yrs MOP, buy private. In this way, then you can hold both units.

5. You can't sell. Because your application to HDB for appointment date will be rejected from the beginning.
