To answer your question, under the current HDB policy, you need to wait till your house has reached MOP in 5 years time before being able to apply for a BTO. In addition, you are also liable for resale levy unless you did not take up first timer grant when purchasing the resale. As do whether getting a resale now is advisable, it depends on your current needs although I do agree with you that HDB prices are on a high currently. Hi,

If you purchase a resale HDB flat, you will have to serve the 5-year MOP before you are eligible to apply for another BTO flat.

HDB resale prices has been on the up since 9 months ago, and COVs are to be expected for most units.

Having said that, it is still possible to get a unit with little or no COV. If you're concerned about the amount of Cash upfront, there are ways to minimize it.

Hi,

1) Every 1st timer application always has the highest priority among others to get a BTO.
2) In order to maintain the high chances, do not do the following:
(a) change flat type
(b) change the estate
You should have a high chance if you did not do the above, as your application shall move towards the front after every unsuccessful bid.
3) In order to know whether the prices are overvalued, you have to check the past 6 months' transactions of the surrounding. As that reflects the current market rate.
Personal opinion should be avoided whether it is overvalued, as that will only trigger personal emotion to look at the logical outcome. This is not going to help in your decision-making process.
4) You have to wait for 5 years MOP to complete before you are eligible to apply for BTO. The starting date is the day you collect your keys to the resale.
