Is the agent who brokered this rental still on the case? Perhaps he or she can help. Did your servicing technician highlight on the potential issue and recommended landlord look into this in their quarterly servicing?

I have many encounters where aircons were serviced quarterly however, the servicings were not done properly but merely just simple cleaning which majority of adults can also do, and aircon companies can be charging less than $30 for each fan coil unit because they do a shabby job. I am not implying you have engaged an incompetent technician for servicing, but if it is possible, try to reason out with the landlord on this. Given that if you have fulfilled the tenant role in this rental where tenancy agreement states that you do not need to pay any amount for aircon repairs or replacement if you have already done your quarterly servicing, then you should point out to the landlord on this and try to come up with a solution together, where possible through the agent.
