I have an EC and planning to de-couple after MOP under my wife, how it works? As my wife is not working, can I service the housing loan?
Furthermore I also plan to get a Condo and how this impact my eligible loan amount?

Hi;

Proper calculation and planning is needed in order to do this, as you want to make sure that you are not over-leveraging especially when your wife is not working. You wont be able to take up the loan under your name once you decoupled, but of course, you can use cash to service for the monthly mortgages. Dear Sir,

For decoupling to work, both have to be working because income is required to obtain the housing loan. Furthermore, you will have to be an owner in order to service the loan by CPF.

However, if you are able to clear off the entire loan for the EC, then it is possible for your wife to take over the current unit to free up your name to purchase another condo without the need to pay any Additional Buyer Stamp Duty.

Hi,

If the outstanding loan amount is not big and there are some funds available, its still possible to decouple and allow her to be the sole owner while holding on to some loan amount. For the feasibility, I would need more info from you to ascertain that.
You can still help to service the monthly mortgage via cash if assuming we are able to decouple the property and for her to be the sole owner.

If you are no longer the owner, yes you can purchase as a 1st residential property and take up max 75% loan. Decoupling requires detailed planning and coordination and I am happy to assist on the best approach.

Hi,

1) De-coupling is complicated and might not suitable for every situation. This is part share selling process, thus buyer stamp duty will kick in. 2 law firms are involved to complete this process, thus command for higher fees.
2) Only the owner can get a mortgage loan from a bank. So if you sell your share to your wife, it is your wife's name in the mortgage loan.
3) In order to get a loan, in most cases, the "buyer" will have to show proof of income (active or passive). Whether the income is able to get a sufficient loan will depend on TDSR assessment.
4) For your case, it is challenging unless your wife has assets on hand such as gold, stocks, etc that might be able to "mortgage" to a bank to get a housing loan. How much needed will depend on each bank assessment.
5) 1st mortgage loan-to-value is 75%, 2nd mortgage loan-to-value is 45%. So assume you have an existing loan and wish to apply for 2nd. It definitely affected.
