Hi Sidharth, with regards to your query pertaining to the COV for your unit at Compassvale Street, the COV ranges from $40k to $60k. However, it depends on several factors of which:
1) Location
2) Level
3) Interior renovation
4) Amenities

Hi Sidharth,

Selling above valuation will not be a problem for most HDB units in the market. The key issue here is how many HDB buyers out there are loaded with cash to pay the COV on top of the downpayment required (20% cash for some who has insufficient CPF).

It will be great if I can have a look at your unit before I am able to come up with a figure to be expected, however, I must stress that you should look at the final selling price instead of COV as it is the final selling price that determines your profit.

I am in the midst of selling a 5I unit in Punggol which instead of asking a high COV, effort was put into refurbishing the unit like painting and cleaning of the house to achieve good valuation in order to offset the expected higher COV. In this way, the unit will be more attractive to potential buyers.
