Hi Mila,

Based on your description, you should be looking to rent out your unit comfortably at above $3200 a month pretty easily.

My services will include marketing your unit at various online property portals as well as newspapers, screening of potential tenants based on your profile requirements and budget and arrangement of viewing. Upon tenants showing interest in taking up rental of your unit, I will assist in doing up all necessary paperworks like tenancy agreements. Charges are 1 month rent as commission for rental 1 year and above. Any rental below 1 year will be half a month of rental as commission.

You will not be liable for any stamp fees but to note on the income generated from this rental and declare the necessary income tax and property tax based on the annual value of your property. Take note that you need not pay any agent commission for the agent that is representing the tenants.

You may wish to provide me your email such that a sample copy of tenancy agreement can be forwarded to you, which will state any repair costs to be incurred on your side.

Hi Mila,

The rental for Regentville ranges from about $3,000 to $3,400. Seriously I will need to look at your unit to give you better assessment and advice.

As for the other charges, agent fees are equavalent to 1 month rent for a 2 year lease or 0.5 month rent for a 1 year lease. Stamp duties are borne by the tenant. Do take note that the maintenance charges are still paid by the landlord. So your income will be your rental minus your maintenance charges. As for things such as minor repairs and such, it will be stated in the tenancy agreement and subjected to approval of both landlord and tenant.
