Afternoon EC upgrader, Let my panel of bankers to advise how much loan both of you are able to take before we work things out from there. If you don't have intention to sell off your HDB before application, banks will be much able to loan you up to 60% cause you have an outstanding loan and you are only able to loan up to 25 years old. If based on 40% downpayment, it will be 10% cash 30% CPF. Nevertheless you have to keep a minimum sum in CPF (OA+SA) before can use excess. So to keep it simple, its about $400k cash/ CPF without taking into account the buyer's stamp duty, additional buyer's stamp duty, legal fees, valuation fee, mortgage's stamp duty etc. Hope it helps! Hi, for 25 years bank loan, you should be able to borrow max 80%. For income $12K, you should be able to purchase Lush Acres 4BR at $1.03m or Sea Horizon 4BR $1.02m while meeting MSR 30%.
