I currently own a 56 sqm 3 room hdb renovated 6 years ago. It is located at commonwealth drive, 8th floor.

How much do you think I could sell it in the current market? How much COV would I get too? I just got my new hdb and need to dispose of the flat within 6 months which (should be ample of time given the maturity of the town).

Is it possible for me to sell it without paying for an agent's fee? Appreciate the response of any guru out there. Cheers!

Morning,

Would you work for free when the law states that you can only represent one party? How can a salesperson advertise for you and not represent you? By paying for the advertisement but not able to get back a cent, would you be keen on such business proposal?

ALternatively, you can choose to market the unit on your own and proceed with the necessary paperwork and legality in the necessary aspect.

The estimated valuation is around $305k to $325k, with COV asking of around $25k to $50k. This is dependent on your unit's facing, condition, ethnic group restriction and your urgency to sell.

Yes, u can sell without agent fee. However, u would have to pay for advertisements, arrange viewings, bargain, do paper & legal works yourself. Finally, u may end up selling ur flat at lower value than what an agent might have commanded based on his experience, market knowledge, better advertisement & negotiating strategies. So no wonder why people engage agents. The choice is yours.

Cov should range between $20 to $60K depending on the floor level, interior, facing etc...
