Hi,

As long as you have met your MOP, you are eligible to sell your 5-rm unit. As for selling and buying, i think it works the same way, if the mall is up and running, it is likely you can fetch a higher selling price, and similarly for the unit you are purchasing, the seller will expect a higher price as well.

In any case, it is public information that the mall is expected to open late 2015, thus sellers at Punggol Central would have factored all these info in when determining their selling price. More importantly, may I know your reason of selling? Thanks and hope to understand your housing requirements further before value-adding.

Dear sir/madam,

What is the rationale in such a move from 5room to a 4room? From my experience, the price difference of a 4rm flat in Punggol against a 5rm unit is not too big a difference for you to see a good amount of cash proceeds, nevertheless, during current market sentiments as well as the interest rates level, it could probably be one of the better times to make such a move. I would probably advise you to make your move now since we are more certain of what the market is now than to hold and wait for the uncertain future.
