I bought a private studio in 2011. Presently I live with my parent in a hdb flat bought directly from hdb. Recently, my father had passed away and my mum intends to include myself as a co-lessee. Meanwhile, I am thinking to invest again in either a 2nd private property or a commercial property with cash on hand sgd 200k. If I bec a co- lessee of the hdb flat, what are the implication should I buy a 2nd private property / commercial property later on? Would private property make a better investment than commercial property or vice versa? Thank you.

Upon becoming the co-lessee or co-owner of the HDB unit, you will be required to dispose off your private studio within 6 months. You will also not be able to purchase another private residential property within the next 5 years as you need to observe the Minium Occupation Period (MOP).
However commerical property is fine as it is not considered a residential property type.

From a personal point of view, depending on location, a commerical property have lesser restriction as compared to residential property, such as Seller Stamp Duty within 4 years period. However the quantum of commercial property at good location are very high. Those are factors for your consideration.
