I bought a hdb more than 5 years ago when I was single and turned 35. Now I am married but my wife have not bought any properties before. So can she buy a private property without paying absd? Of course provided she meet the loan requirements on her own salary.

Your spouse is eligible to purchase her first property without the need to pay ABSD if she is SC.

As long as your spouse is a Singapore Citizen, she will be eligible to purchase a private property without being subjected to ABSD.

Nevertheless, I do not think the current market sentiments bodes well for anyone who intends to invest in real estate through collecting rental as the existing rental market is weak, unless you do not mind getting negative returns for a period of time for the market to recover.

If you insist on purchasing, I will do my best to shortlist some properties which are the most sensible choices based on the affordability and potential return if any.

Your wife will be eligible to buy a private property but not a HDB. If she is a Singapore Citizen, she will also NOT be required to pay the Additional Buyer Stamp Duty (ABSD).

I would recommend that she proceed to do a loan assessment so that you can decide what is the quantum of property that she will be comfortable buying and from there, shortlist the projects based on your investment objectives whether is it for capital gains or rental yield.
