Based on your salary and personal loan commitment, your approved loan amount will likely be around 320k for HDB loan or 380k for bank loan. As a first timer single, you are eligible for Singles grant and EHG grant (Singles) only if you purchased a flat that is 5 room or below. If you decide to purchase a bigger unit (eg HDB terrace), you could not enjoy the singles grant or take up a HDB loan. Based on this, an estimate of your maximum budget would be in a $500k to $600k range depending on various scenarios. In order to explain further in details, it will be good if we can have a meet up. Hi,

1) I had done a simple MSR assessment on the information provided.
2) Your possible loan should be around $285k with a loan period of 25 yrs.
3) Based on your current CPF and cash, it is advisable to set a budget of $455k, with a buyer stamp duty of $8.25k. That will add up to ~$463k.
4) You will be using up most of your CPF and loan available.
5) Due to the current market situation if there is a flat that you really favor, you could still be able to afford to buy even with a COV of $10k or more.
