I am renting a condo and signed up a servcing contract to service the aircon every quarterly.Recently,the aircon serviceman said the aircon need to do chemical washing and i told the agent but the agent said the landlord is not agreeable to that and said is tenant duty to pay for the chemical washing.May i know is it landlord or tenant duty to pay for the chemical washing if i pay for the servcing of the aircon every quarter?

Hi, this is a grey area where most tenant and landlord will always argue about. If both parties can’t agree, then you could suggest that you only bear half the cost.

Did the tenancy agreement state anything on this subject matter of chemical cleaning and gas top up on air-con maintenance?

For most tenancy which I am handling where I represented landlord, I made it a point to indicate in the tenancy agreement that chemical wash and gas top up should be borne by the tenants as they are the consumers of the aircon itself, but I do have specific cases where tenants rejected this clause and landlord agree to take it on.

In conclusion, this subject matter is an issue to be settled privately between the tenant and landlord. Not all details can be covered by the tenancy agreement itself as some issues highlighted can be really subjective, for example how hot the water is from the water heater and how cold is the aircon.

It is important to have a frank discussion with the landlord over this matter to resolve it amicably.
