I am PR and my wife is a foreigner. I would like to buy a condo with valuation below 1 Million. How much loan I can get and what cost I need to include for my budget calculation. I am not familiar with property market. Anyone..please advice the basic guideline. Thanks..

Hi Bon,

It depends on whose name will be the house will be under.

If solely under your name and this is your first property in SG, you can get 80% loan and need to get ready 5% cash + 15% cash/cpf + 3% cash for stamp duty - a total of 20%.

If under your wife name (alone or join with you) and this is both of you first property in SG, you can get 80% loan and need to get ready 5% cash + 15% cash/cpf + 13% cash for stamp duty a - total of 33%.

There are some other variation depending whether this is your first property that taking loan in SG, nationality of your wife (some country is exempted from stamp duty).. whose name will be used in the house title.. who will be taking loan.. etc.
