The prices have more or less bottomed out at the moment and we are seeing more transactions.

It is definitely a wise time to buy a private property as you will be buying at a much lower price as compared to a few years ago. Instead of waiting to see the market outlook for HDB, I would highly suggest selling your HDB and buying a private property currently. If you were to wait for the market to pick up, at the most the HDB price will only increase slightly and you will end up buying the private property at a much higher price.

Hi,

In my opinion, hdb prices have stabilized relatively and been flat for the past 6 quarters. There is not much upside potential as HDB's policy intent is to keep resale prices generally affordable and stable.

Private resale is a different story, as sentiment seems to be picking up on the back of higher volumes and the recent tweaking of SSD measures. On the ground buyers are returning as I observe a pick up with viewing activity and enquiries, probably as they see no point in further waiting.

In your case it appears to be moving for own stay, in such scenarios its difficult to time the market as personal reasons take priority over other factors.

Dear Eric,

If general market trend in a mass consumer market, one will either sell high and buy high or sell low and buy low.

Current market is favourable for upgraders like yourself simply because despite potentially selling lower than what the true value could be in the peak market for your HDB, your gain will come in the form of savings from your purchase where if we are looking at percentage perspective, you sell 10% low and you buy 10% lower, 10% of HDB pricing is likely going to be smaller than 10% pricing of the condo purchase, if the above makes sense.

I have been restructuring client's assets for the past couple of years to ride on this market phenomenal and can do the same for you.

Hi Eric,

If I were to tell you that outlook for next 1-2 years will be better, will you consider to put on hold your plans to upgrade?

Because if you choose to wait for next 1-2 years, no doubt you may achieve a slightly higher selling price. But please remember that you will have to pay a much higher purchase price as well.

My advice would be, you should aim to upgrade during a Buyers Market. This is where you can have plenty of options in the market, and you have the luxury of time to choose a suitable unit for you and your family.

However, if you wait till a Sellers Market to upgrade, you may not get your choice units as these "favorable" units would be sold off in a flash by those who are willing to pay above market price in a Sellers Market. You will probably be left with your "second or third choice" unit, if you do not act fast enough.

Lastly, real estate planning is very important. We do not have many years to wait either. You should explore your options every now and then, then assess whether it will be a good time to take action on your plans.
