D8 and D12 are just neighbours and the property mix are quite similar. I would recommend D8 units over D12 personally.

    I won't be interested in new launch as almost all are leasehold nowadays unless freehod.I did some research especially now in this down market,freehold proprties hold their prices very well compare to leasehold.10 years later,the prices will keep going down and banks might not even loan to the new buyer in the future.Land is scarce in SG and there will be a time in the next 30 years when Freehold properties call a premium cos of its rareness.So i guess i prefer to go for resale rather than new unit cos of freehold status.
