Hi,
For purchase of private property, generally no commission is payable to the buyer agent. The buyer agent will request to share the commission with the seller agent.
1. There are advantages of having an agent to assist at no cost.
2. no commission is payable
3. I can share with you via email.

To assist and advise you more in details, kindly drop me an email for me to share.

I am contactable at my mobile or email.

Hi buyer,

An agent would be able to negotiate for a better price, and also to ensure that paperwork are done timely and correctly, and some other tasks etc; you wouldn't need to pay the agent, so not to worry on the commission part.

Feel free to contact me at your convenience, and we can carry on from there.

Thanks and regards.

Hi

In the private property sector, buyer is not likely to pay a commission.

Unless you are very well verse with the transactional process
or have the experience of buying properties in any other month, why not you leverage the experience of the agent.

You may call 9620 0827 or email gavin.ng@orangetee.com and we can share some experiences.

Dear sir/Mdm,

Your friends are right to say that buyers for private properties do not need to pay any commission. This is because based on industry practices, the seller's agent will share a portion of his commission with the buyer's agent.

So with that being addressed, I personally do not agree that you do not need to engage the services of an agent. A property transaction includes a lot of steps and processes and not all of them are legal processes. Seriously how difficult it is for a buyer to find a property himself or herself? Not difficult. But after finding, what's nice? In fact the stress starts to come when you HAVE found the house that you like.

There are really many reasons why we strongly encourage the engagement of a professional agent. Please do pardon me that I cannot share on public media like this. If you are ok, then maybe I can suggest we can meet up for a coffee and we can have a chat on this. No worries there are absolutely no obligations. We can take this opportunity to for you to also clear any doubts on the home buying process.

Over time, I have served quite a number of clients regardless for sale or purchase or both. Many of them are now my friends and some of them have left testimonials for me for my services rendered. Many of them were my buyers too. If a buyer can engage an agent to do a purchase and subsequently leave a testimonial, then I guess that explains all that it is not wrong to engage one. You may take a look at some of my testimonials on my website, www.jeffreyheng.com.

Looking forward to hear from you soon! Cheers!

Hi,

Having an agent will definitely be better and yes the law doesn't require you to have an agent but an agent is a professional who will safeguard your interest and we will negotiate the best deal possible for you.

Dear buyer,

There are many school of thoughts in this aspect which we do not have a most ideal answer.

With abundance of information readily available online, getting to know price trends, latest mortgage rates and supply within the projects you are interested in is not difficult. I am sure you are well equipped with such information to transact a property on your own. In this instance, why would you want to engage a salesperson? Aside from leveraging on our time to do up the shortlists and call up the different listings to arrange for viewing appointments, you will also be leveraging on our experiences in conducting the sales and purchase of properties, such that in the event that any unexpected incident arises, we can bank on our experiences to resolve these incidents for you or bring it to bare minimal effect on you.

A private property buyer usually does not require to pay commission, like what my fellow salesperson has mentioned, as the marketing agent usually shares their commission with buyer's agent. Nevertheless, will it matter to you as a buyer to pay 1% of commission plus GST if your appointed salesperson helps you to negotiate for a deal which is maybe $50k less or even lower pricing, which is definitely in your interest?

Most importantly, in my opinion, you should have a good rapport with the salesperson to share with him or her more about your requirements such that he or she can perform to the best results to meet what you need. If there is no element of trust or rapport between you and the salesperson, then there is no point in appointing 1.

Hi Sir/Mdm,

1. NO agent fees is payable. Your appointed agent will be sharing the commission from the seller's agent who is paying the commission for a private sale and purchase.

2. It is correct that with an agent, your interest will be best protected. The agent will be able to provide you with a hassle free experience when purchasing a house.

3. Some examples of how I help to safeguard my clients interest and enhance their purchase experience:

a. Filter and arrange units that suits your requirement ie high floor or pool facing to see within the same time slot (saving you time and also the need to filter out all the duplicated listings)

b. Advise you on the price trends and indicative valuation and most importantly not overpay for a property. (a good salesperson is also a good negotiator who will be able to negotiate a good price for you)

c. Provide you with a neutral opinion on the property and highlight potential flaws of the property for example leakage on ceiling etc. (this is important as sometimes buyer may get emotional and get carried away and offered a high price just to secure the unit)

d. Guide you through the whole process, including financial planning and also the paperwork subsequently.

I have assisted many clients on their hunt for a dream home. Please feel free to contact me so that I can provide you with further assistance.

Good evening buyer,

Usually for private purchase buyer wont have to pay commission to his representative. I will take my share from the seller's agent.

So it will be much beneficial to you as a buyer if you have a professional advising you along the way.

From shortlisting and arranging units for viewings according to your requirements. Then fight hard on negotiation for the best offer based on the past transaction/ bank indicatives on your behalf and guide you along the way throughout the whole purchase process.

Recently my buyer engaged me to represent him in his property purchase even though he had viewed the unit before. Reason being that he got nothing to lose and he got a professional to advise him on the right price and look out for items he might miss out as a buyer.

Hope my sharing is beneficial to your property purchase.

May I know how can I continue to value add in this purchase?
