Your friends are right to say that buyers for private properties do not need to pay any commission. This is because based on industry practices, the seller's agent will share a portion of his commission with the buyer's agent.

So with that being addressed, I personally do not agree that you do not need to engage the services of an agent. A property transaction includes a lot of steps and processes and not all of them are legal processes. Seriously how difficult it is for a buyer to find a property himself or herself? Not difficult. But after finding, what's nice? In fact the stress starts to come when you HAVE found the house that you like.

There are really many reasons why we strongly encourage the engagement of a professional agent. Please do pardon me that I cannot share on public media like this. If you are ok, then maybe I can suggest we can meet up for a coffee and we can have a chat on this. No worries there are absolutely no obligations. We can take this opportunity to for you to also clear any doubts on the home buying process.

With abundance of information readily available online, getting to know price trends, latest mortgage rates and supply within the projects you are interested in is not difficult. I am sure you are well equipped with such information to transact a property on your own. In this instance, why would you want to engage a salesperson? Aside from leveraging on our time to do up the shortlists and call up the different listings to arrange for viewing appointments, you will also be leveraging on our experiences in conducting the sales and purchase of properties, such that in the event that any unexpected incident arises, we can bank on our experiences to resolve these incidents for you or bring it to bare minimal effect on you.

A private property buyer usually does not require to pay commission, like what my fellow salesperson has mentioned, as the marketing agent usually shares their commission with buyer's agent. Nevertheless, will it matter to you as a buyer to pay 1% of commission plus GST if your appointed salesperson helps you to negotiate for a deal which is maybe $50k less or even lower pricing, which is definitely in your interest?

Most importantly, in my opinion, you should have a good rapport with the salesperson to share with him or her more about your requirements such that he or she can perform to the best results to meet what you need. If there is no element of trust or rapport between you and the salesperson, then there is no point in appointing 1.
