Hi Selvi,

May I know which project you are looking at? ECs supply are selling out fast hence it is unlikely developer will allow buyers to view actual units. I be happy to share more on the past projects done by the various developers and offer some inputs. Generally speaking new EC is a pretty limited market for choice as government has released limited land parcels this past 2 years, most current EC projects on the market are approx 70% sold. May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

There is usually a defect liability period where the home owners will do a defects inspection upon taking possession of the apartment and developers will make good any defects.

I am unsure what quality are you looking out for in a project especially since you are looking at ECs, where there will only be limited units balance upon TOP which are usually the less desired units by mass consumer mainly due to facing of the unit.

Hi Ms Selvi,

There will be bound to have defect with both HDB or private build project.
Thus there is a defect liability period to rectify the small flaws found in each particular unit.

The major comparison that you can do is the location, facing, level & size.
It is not easy to define "quality", the fact is all of them have to meet building & construction standard set by URA & CSC.

To view unit upon TOP is unlikely possible, as they do not open for viewing except for some of private project I've come across. These show units are usually used as developer's "office" that are open for viewing.

All developers in Singapore are well established even for foreign company who won the EC project bid. There are certain criteria set by URA before allowing them to take part in the bidding, in terms of capital, experience, number of project built etc.

There are no additional cost if you engage an agent to brief you through and bring you to any of these EC's show flat if there are any available.
Thus I would strongly suggest you go ahead to discuss with any real estate salesperson to assist you in your selection.

Hi Selvi,

You should look at the main con and sub con instead of the Developer.

If you're looking at EC, there aren't many units left in the market. Of course you can wait till it TOP to consider, but chances are there will be no units left for you. Even if there are units left, you will not be able to get your choice units too.

Alternatively, you may wish to consider private condo instead. There are some private condo priced attractively in today's market. And you will also be able to loan more for condo as compared to EC.

Although the construction of EC is done by private developers, there are compliance to be met as set out by the relevant authorities.

You may also have your own processes to determine the standard such as an established developer, comparing different projects, knowing who are the various contractors etc.

in any case, I can assume from your questions that you are likely a first timer. It would be good therefore to work with an agent.

Hi,

I believe you are referring to one of the Yishun ECs? Its unfortunate you had a poor client experience, sorry to hear about that. It is perhaps why going through an agent might get you a better experience. There is also no commission payable by buyers of new ECs, as developers are paying the service fees. Too clarify, if we are talking about 100+ units out of a total of 500+ units, I believe the at least 70% sold claim has some basis. In fact from regular tracking of my database, we are looking at approx 100+/- units left for each EC project on the market. (For example Brownstone has less than 10, Visionaire 1 unit, Criterion and INZ less than 50, Northwave less than 100, and so on). At the going take-up rate of progress for EC units, I believe the ECs will be most if not fully sold by the time they attain TOP. It is from my honest opinion based on experience, and not some sales tactic. The residents I guess may also not share honestly with you even if there are major defects in the unit, sparing potential embarrassment since after all they have made a big ticket purchase. If you are only keen on new ECs from developers, the options could be limited.

Basically buying new ECs need to fulfil EC requirements.There are not much Ecs left in the market. And majority ECs are always fully sold. So as buyer yoy wont have a chance to get actual unit when the project TOP.
