From the generic outlook, you should be able to upgrade to a PC, however, we will need to look further into your finances and which projects are you aspiring to purchase.

If you do not have much financial commitments (car loan, credit cards and etc.) and bad credit records, you should qualify for a decent amount of loan which will qualify you for a low entry PC project. To really look into the numbers, it is advised to work with a banker on the numbers and get an in principle loan approval done to be more assured on the finances.

Good evening upgrader,

it's a very smart move to think of upgrading at this point of time (RIGHT TIME).

Based on your combined income, both of you should be able to loan up to $1.74m if both of you are below 35 years old and dont have bad credit rating.

Which area are you guys looking at? What are your requirements (number of bedrooms, floor level, size etc).

Do let me share with you on one of clients that I am helping them to upgrade or grow their property portfolio (we just spent 6 hours viewing properties last sunday).

They will be selling their 4rm flat (havent fully paid) and intend to purchase an unit for own stay and the other for investment after a few rounds of detailed financial planning.

You might not believe. This plan will be funded entirely by their sale and they wont be coming out with any amount from their savings. They would have reserved funds up to 4 years to finance their homes even if they dont work.

I would or would not say this will be possible for you as well but with detailed financial planning, you will have a clearer picture what is feasible for you.

Lastly I am in real estate for about 7 years and I am currently practicing my expertise in the largest real estate team and agency as well. Hope we can finda good time to meet up so I am able to share more with both of you. Cheers!

Dear Sir/Mdm,

I have assisted many of my clients in a similar situation as yourself to upgrade from a HDB to either a Executive Condo or a private property.

I will usually draw up a full financial plan for my clients first so that they can have a good overview of their overall finance situation and this will allow them to determine what type of budget they should set for themselves for their next home.

There are 3 main important considerations when it comes to upgrading:

a. Buy within your budget (finance) - You should always buy a home which you can afford comfortably. In the long run, home prices will continue to climb but housing prices move in cycle, therefore you must have the holding power to ride out the cycle to reap the rewards.

b. Time line planning - Upgrading can be a stressful process because you need to sell and buy concurrently and also recycle the funds from the current house to the next property. In some situations, people may be forced to rent for the time being while waiting for the next house to be ready. I usually try to plan a smooth and seamless transition process for my clients by adjusting the timeline for the sale and purchase. I have helped many clients transit smoothly without having to find a temporary place to stay.

c. Choosing the next property - This is very important as there are plenty of choices in the market currently and it is utmost important to choose a right product to buy so that you may be able to enjoy a good upside appreciation in the next 7-10 years. I will assist my clients in the home hunting process by shortlisting projects with value for their consideration and ensure that they purchase a unit with good upside potential.
