I am looking for a resale 1br condo for temporary stay, with budget around 730k, and plan to rent it out after getting married and move to my fiancé’s place. I applied filter in propertyguru and surprisingly found quite a few freehold units within the budget. Just would like to know is there any shortcoming of resale 1br condo? Is it hard to exit? Is it advisable to buy a resale 1br condo for investment? Thank you.

Hi Sir/Mdm,

If you are buying a resale freehold 1 bedders for temporary stay, future rental gains and long term forced savings for yourself, then a resale 1 bedder will make sense. In terms of exit plans and capital gains for resale 1 bedder, you will likely be entering at a price point way above your neighbors that perhaps bought during the launch. The price that you enter could perhaps be a ceiling for them to exit. When more and more of such transactions happen, it will create a market price overall for this development based on the size you bought. Do you think then it will be easier for you to exit at a higher price?

Of course there are also many other factors involved, like the supply and demand for the freehold developments within the area, future En-blocs within the area, the overall PSF that buyers can accept in the same area, the future potential and transformation of the area. All these are factors that we have to take into account before you make that purchase.
