An old estate like yours will be challenging to market as the pool of buyers will be limited due to the pro-rated CPF usage and the Ethnic Integration Policy (EIP) quota. However, the location is ideal as it is located close to the city area and may appeal to some buyers who may not mind older flats.
We advise you to engage an experienced agent who specialises in your area who will be able to come up with a comprehensive marketing plan.

I can totally understand your frustration. I had previously helped my Indian Seller sold off his EA at Mei Ling Street, after marketing it for close to 1 year. Before me, he had many agents who had been trying to sell the flat for more than 2 years.

For the houses in Jalan Bukit Ho Swee, the older flats are indeed already quite old. As such, there are only limited groups of people who can buy. So during the marketing process, we will need to target the right group of buyers for your property. I know the place very well as I grew up in Bed Crescent, which is just in front of Jalan Bukit Ho Swee. Even some times when it is along the way, I will still go back to the area for my meals. Coming from an agent's perspective, even having transacted units with ethic ratio restrictions, we also cannot say that we understand you but merely have the experience of handling such transactions.
As your existing unit is indeed challenging, with a meagre balance lease as well as ethnic ratio restrictions, the very first mistake to make I feel is to engage many agents to sell your property, as such a move will discourage the agents from focusing on the assignment because of the challenges and non-guaranteed success. The next consideration is definitely the pricing, with a diminishing lease balance and ethnic restriction, any buyers with a logical frame of mind will definitely be looking at purchasing this apartment at a fraction of the typical market value, and this will in turn affect your purchase of another place financially.
