I have a very interesting idea to share with you on how to maximize your returns.

As for rental yield, look at areas within close vicinity to MRT or interchange. Given this, try to get those with a lower quantum so as to maximize rental yield. Example, you might want to consider Woodlands, low quantum, near industrial areas, popular with professionals or technicians.

As for your first house being 5 room. Do a calculation on your monthly affordability. However, if you really want to fetch a higher rental yield, quantum is the key. Hence, smaller units are preferred.

Another side note, 4A are usually in higher demand due to its affordability. Tenants looking for bigger areas would usually go for EA instead.
