I am interested in a few HDB units i came across on propertyguru. Can i arrange with the seller's agent for viewing first, and then source for an agent to represent me for the negotiation and paperwork processes to make an offer? What if the deal falls through? Will i still have to pay my agent any fees? If the deal goes through, what will be the "normal" commission i will have to pay him/ her, considering i "found" the unit on my own? Thank you.

Hi, may I suggest that you appoint an agent to represent you first. Firstly, your agent will be able to assist better once he or she works out on the budget range and knowing some of your requirement. And in that way, you will save a lot of time and hassle. Hope it makes sense to you. I would be most glad to assist you further and pls feel free to let me know if you need any assistance.

Dear buyer,

Since you already have the intentions of engaging the services of an agent, why delay this process until only after unit has been shortlisted? The agent can make arrangements of units for viewing on your behalf and most of the time, there should be no commissions applicable if there is no deal.

Good afternoon buyer,

Since you have intention to engage a real estate salesperson o represent you in the purchase, you might want to have to assist you from the start.

He/ she will be able to schedule a list of units that match your budget and requirements and advise you on the purchase procedures etc. Your role is to view the units with ease and comfort.

Commission will be payable if there's a successful purchase.

Hope my explanation helps!

If you need any assistance or advice in your property purchase, feel free to contact me. Cheers!

Hi,

I would recommend that you engage your agent first to give you inputs from the start, be it financing or unit details. This will help you to narrow down the search and make things much easier for you. House viewing with an agents input will also help you to spot things that may otherwise go amiss, which could aid in price negotiation later on. Thanks and hope to discuss further so to further Value-add.

Warm regards

Afternoon,

Based on your enquires, I would deem that you are seeking someone to assist you on the paper works instead of representing you. For this, we can work out on the details separately.

Do feel free to contact me further discussion.
