Generally, a private property is better for long-term investment and capital appreciation. HDB properties are generally for own occupation. The decaying lease will impact a flat's resale value due to the pro-rated CPF usage. As such, if you have the budget to purchase a resale condominium, by all means do it.

However, if you will like to purchase a resale HDB flat, especially in mature areas, you will most likely experience the decaying lease effect.

We advise you to get an experienced agent who can give your prudent financial advice.

As trends for properties is moving upwards both HDB and private property, it is a good time for HDB upgraders to make a move to private property market. Typically, private properties enjoy higher potential upside as compared to resale HDB flats.

However, this is not a certainty, because it still depends on the price that you enter, as well as your exit strategy. I have seen many cases where private property owners lose money on their purchases, even though they have the "holding power". I am sure no one likes to enter and then "get stuck" for decades holding onto a non-appreciating asset.

Likewise for new launches, it is not a certain that you will surely make profits by purchasing new launches. I can name many launches whereby the first buyers made huge losses on their investment decision.

When you're purchasing a property, especially if you're looking for own stay, there are many other factors which you should also consider, apart from price and potential appreciation.

You are right to point out that buying a resale HDB, the upside is limited whereas a condo, there is still some upside in the future. If you are still relatively young with your earning power still on the uptrend, I would strongly encourage you to upgrade to a condo to continue to grow your assets.

You may continue to stay in the condo for the next 10 to 15 years and can consider moving back to a HDB when you wish to retire so that you can utilise the profits from the sale to pay off your HDB and enjoy your retirement.
