For a start you have the right idea, Regentville is 20+ years old hence thats one of the primary factors. The exterior facade is a bit dated, hence perceived value may potentially drop. Resale buyers tend to go for newer condos around 10 years, hence its difficult to command a higher psf when the condo becomes older. Another potential factor could be that the typical layout in RV is not regular shaped (non squarish) which could in theory reduce the resale demand, as locals are used to squarish layout.

You might want to compare with Terrasse private condo just 500m down the same Yio Chu Kang road, which is more apple to apple comparison in my opinion. I have compared some of the transaction data with my invites at Hundred Palms EC, and they can see the value. The number of eApps (1000 and ongoing) can't be too wrong and its a strong indicator of good value.

This is in my opinion a good deal as you are entering at an immediate price advantage vs Terrasse and within 1km of a top primary school Rosyth Sch. I understand your concerns. Typically, the older the condo is, the lesser the balance lease left, and you are assuming that the prices gets lower with it too.

In general, this theory may be true. But have you asked yourself why if this is the case, why are the property prices in Singapore going higher and higher after every property cycle? If this theory holds truth, wouldn't our parents property which they bought at below $100k some 30 years ago, be worth less than $100k now? Why are their properties worth 5-8 times more today instead?

I think you if you were to decide to invest into a good potential property today, you should do further in-depth analysis, before you really jump right into it. Today's is indeed a Buyers' Market. Any upgrading should be done while we are in a Buyers' Market, and not when we are in a Sellers' Market.

Your concerns are indeed valid, however, because these 2 projects are of different age groups, therefore we cannot take comparison direct in terms of its pricing. If we are allowed to look further back, you will notice that despite the prices achieved in Regentville now, the first owners of this project are still sitting on comfortable profit because the pricing during the launch at Regentville back then was even lower.
