There are no restrictions for you to own a private property in Singapore despite owning another property overseas.

I guessed the concern you have could be does ABSD applied to the property count overseas.

The answer is ABSD count is based on property in Singapore. Thus as a PR, your share of ABSD is only 5% on top of the usual Buyer Stamp duty (BSD).

Unlike HDB, you do not need to dispose your overseas property to buy a condo in Singapore. Do take note of ABSD involved for PR, with the recent changes on regulations, you need to prepare 5%+4%-$15,400 for stamp duty.

There is no need to dispose your overseas property if you are buying residential property in Singapore. Do note an ABSD of 5% applies for SPR 1st residential purchase. Freehold condo is also possible.

Do take note of the 5%ABSD
and the newly implemented 4%BSD for property more than 1million.

min down payment : 5% Cash
Balance 15% : Cash or CPF
BSD : estimate 3% based on property value
ABSD : additional 5%
balance 80% : bank loan

its better to work out the finances 1st, and then go shopping for the property that will match your objectives.
