Assuming that your condo is sell at $2.4m with outstanding loan of $1.1m, The sales proceed will go to about $950k + $300k CPF ( I assumed that your CPF refund refers to CPF amount used as well as interest accrued).

With a gross income of $25k, the maximum loan amount that you can get is around $2.6mil.

So combining these two factors, The max price that you can afford is around $4.6mil if you sell your condo, which can get you a decent landed property.

Thank you for your update to the question. Assuming you have sold your condo at $2.4m, your cash proceeds will be in the range of about $939,000 plus CPF refund assumed at $300,000, you will have estimated funds of close to $1.25m generated from your current condo.

Basing on your age and income, your supposed loan based on 4.5% interest stress test is around $2.52m. On top of your existing cash on hand and sales proceeds generated from the sale, you can be looking into options under $4m very comfortably. I do not encourage you to max out the purchase price in this instance as there could be additional costs incurred for renovation and fitting out of the landed home that may require the cash component. I do have a handful of interesting purchases within the $4m price range for your considerations. Looking forward to assist you further. Thank you for sharing more info. Assuming gross monthly income is 25k, if you have no other loan installments like car loan, you max loan should be approx $2.4mil +/- . Since you will have approx $2mil cash + cpf proceeds after selling, the total available will be $4.4mil approx. Less stamp duties and some set aside for minor A&A you should look at around $4mil as a ballpark figure for landed. There are some terraces available at this price zone but it also depends on locality as well.
