I am 38 years old, currently own an EC that has already MOP. I am looking for a bigger unit, preferably 4 bedrooms (>1200 sqft) in Yishun. My monthly income is 9.2k. After selling my EC I should have about 500k in CPF+cash. Which condo would you recommend and is my target unit size achievable? It seems that only the old condos are affordable but I am worried about lease decay.

Good afternoon,

Perhaps you might want to consider Skies at Miltonia? Age and price quantum and size of 4 bedroom seems to fall in line with what you need. If condos that are 20 - 30 years old are not an issue, there are more options as spacious units tend to come from older condos. Examples include Euphony Gardens or Yishun Sapphire (currently no 4 bedroom units).

Based on 9.2k income, assuming no other loans except home loan, you should be able to loan up to $1mil for 27 year loan tenure. There could be other ways to bump up this loan, so the possible purchase price we can look at is between $1.5mil - $1.7mil.

It is good to get a 4 or 5 bedroom unit as the demand will continue to be strong in the future. You seems to be in a good position to upgrade because of your income and the positive sale from the EC. For Yishun, I do not think there are any good 4 bedroom options at the moment and therefore I would suggest you to open your search to nearby areas such as Sembawang.

Do not be overly worried about the lease decay as good projects are able to hold their value well over time as historical data has shown. Please feel free to contact me so that I can understand your objectives better before I can assist you further.

1. Based on $9200/month fixed income and assuming no other loans, you should be able to loan up up to $1mil for 27 year loan tenure.
The amount will change if you have other outstanding loans
You can also inform bank on your bonus (if any) for consideration of your loan
Before shortlisting project/unit, I will suggest to check your in principal approval of your loan from banker.

2. For initial downpayment, if you have around $500K (Cash and CPF), then you should be able to get property up to $1.77 mill
As for the loan, There is a few possible ways for you to be able to get higher than $1mill loan

3. Are you looking to buy under 1 name? If you are looking to buy under 2 names (with your spouse or other family member) then bank can consider all owners income for loan.

4. For 4 bedrooms (>1200 sqft) in Yishun, there is a few projects available such as Yishun Sapphire, 1 Canberra, Euphony Gardens.
For new project you can consider the Commodore, around 3-5 mins walk to MRT and Shopping Mall.

Hi,

1) Using your age and current income, you should be able to loan around $1M.
2) Combined with your estimated funds on hand, you can consider any property within $1.5M.
3) You are right that your choice would be limited to resale condos.
4) You have to consider conveniently yourself and your family for daily living, and which type of lifestyle is a better choice for you.
5) If you take (4) into consideration then you have to look into those that are nearer to the MRT station, amenities, or even a prestige primary school is more important.
6) If you don't worry about the above and feel that it is the future growth of the property is more important then you will have to look into which condo can bring you a better ROI.
7) Lease decay is definitely a concern. But this could also be a plus point to choosing those with a higher chance of getting an en-bloc.
8) All-in-all, you have to have a priority list in order to make a decision before I can provide some meaningful recommendations.
