How to get renovation cost for a property before buying it ? Is it wise to go for a ID firm or contractors? There is a property we are considering to buy. But it needs extensive renovation. So we need to decide the purchase based on the renovation cost.

Hi,
You would need to bring a trusted contractor/ID to do the rough assessment. Otherwise. you would be paying a lot of COV and additional reno costs when you tear down the whole flat. So, be very careful.

A resale listing owner does not sell base on how much you will spend to renovate the place to your liking, more importantly whether are you able to meet their asking price. Your contractors or interior designer may also not be able to give you an accurate quote on the costs of renovation as we have come across contractors who underquote just to secure your contract and then add on hidden costs.

Negotiation of price takes place when you are familiar with the marketplace, when you have seen enough units of different conditions and their pricing, know of the recent comparable transactions and do you back end due diligence to make an offer. This is really where a realtor will come in to value add. Remember that if you return to the property to visit for a 2nd time with a contractor or fengshui master, should the owner be aware of this 2nd view or subsequent viewings, they will come to an understanding that you have taken a liking for this unit and will definitely be less ready to negotiate for a lower price.

Hi,

1) The main difference between an ID firm and a contractor is, the ID firm will be in charge of the whole renovation including the design. And they could find another contractor for the job if the current contractor cannot fulfill your requirement.
2) This was the reason why an ID firm charges a higher premium compared to the main contractor.
3) It will be tough for you to buy based on the renovation cost because you are setting the wrong priority.
4) The first priority should be the layout of the unit, whether this unit layout is something you preferred to begin with.
5) Changing the structure of the unit cost the highest, thus unless it is at most necessary; i.e. you like the unit but just need a tweet on the structure, then it is worth buying. Otherwise best to avoid major changing the structure of the unit.
6) There are other essential things to look out for when come to the viewing. Be sure you know what you want and only view those that really interest you so that you don't drain your energy on those you don't like.
