How to extend the rental lease for short term legally ?
We have been a tenant in a HDB since last 2 year with a 1 year lease renewed every February end.
This time WE have a personal uncertain situation where we might need to leave Singapore in 2 months after February. When checked with my Agent, they are saying
1.No extension possible (no matter how many months)
2.Lease for 1 year with Minimum 6 months stay to use Diplomatic clause
3.No transfer possible to other tenant (I have friend who can take over my lease)
4.If we renew for 1 year and have to leave SG within the 1st 6 months, then we need to pay all the remaining months, agent commission and also lose deposit.
Are these things correct ? I understand as per HDB regulations, Point 2 is correct.
But points are 1 and 3 allowed or is it completely up to the Landlord only ?
Point 4 is very strange as it will incur huge loss for our side.
