For rental that amount of $5,000, agent fees should normally be shared between landlord agent and tenant agent. Hence, you do not worry about that sum.
For 2 years lease, you need to commit 2 month rental as deposit which is refundable, and 1 month rent as usual in advance.

For a 2 years lease, 1 month advance rental + 2 months security deposit. Industry practice is such that for 5K rental and above, the agent fees are borne by landlord, and this is shared between landlord or tenant agent. You also have to pay stamp duties as a tenant.
