Hi,
We both are SPR working in Singapore. Wish to get the information on upfront payment and cash need to have for buying a private property. We are looking for a 500k apartment. Can I know that how much cash + cpf I need to have to buy this type of property?

monthly income about $4400 per person.

We would like to know how much-
1) Legal Fee
2) Stamp Duty Fee
3) Agent Fee

And when we need to payment the 20% of purchase price if we are eligible for 80% loan? Is it when sign the agreement or only when we get the house key? How long is all the procedure?

Hi Fyn, the price for 1 bedroom will be around 600k or more. And for both of you as SPR, the payment will be as such :
1) 5% will be cash
2) 15% will be cpf ( cash to top up if not enough)
3) 8% stamp duty will be cash
4) remaining 80% will be bank loan
5) $3000 will be legal fee

For private property purchase, buyer need not pay any commission as the buyer agent will share his commission with the seller agent. The whole process of transaction will take about 3 months.
