Hi ,

You should have the initial 5% in cash for $350K on hand. There are also other expenses such as agent commission which is 1% of the total purchase price. Valuation report purchase, submission to HDB portal will be minor sum. And not to forget to park at least $25K in cash for your renovation.

Nevertheless, its always better to obtain a HLE or In principle bank loan approval first. This is very important before you view any unit. Please don't waste time to view units and end of the day you are the one who is servicing the mortgage loan.

Good evening,

Based on $350k you will need to have these ready including the 80% bank loan (SPR are not eligible for HDB loan):

1) 5% cash: $17500
2) 15% cash or cpf: $52,500
3) stamp duties (estimated 2% plus 5% ABSD as SPR): $22,700
4) valuation $120, resale submission $80 etc
5) agent's service fee - cash (1% of purchase price plus GST): $3745
6) legal fees $3000 (cash/ cpf)

This $350k resale HDB property purchase will go through if you have sufficient cash reserves.

Hereby breakdown of the cost needed ($350k budget) for reference, this is taking assumption both of you are younger than 40 yrs old.

Cash required for resale purchase:

(1) OTP deposit & exercise = $5k
(2) Resale application = $80
(3) Registration & microfilming = $215.90 (3-rm & above)
(4) Valuation = $120
(5) Miscellaneous = $15
(6) Caveat = $139.30
(7) Fire insurance = $4.50 (3-rm), $5.50 (4-rm)
(8) Salesperson commission (1%+GST) = $3,745
(9) 5% cash - (1) = $12,500
(10) Legal fee = $1.5k~$2.5k dependent on loan amt (using $2k for calculation)
(11) Mortgage stamp duty = $500

CPF required for resale purchase:
(1) 15% downpayment = $52.5k
(2) Annual HPS = $268 assumuption made on loan is 262k.
(3) BSD (Buyer stamp duty) = $5,100
(4) ABSD (both are SPR,5%) = $17,500

Loan amount = $262.4K
Monthly mortgage: $1.190
Loan Tenure : 25 yrs
