Bear in mind that both of you have to SPR for at least 3 years to be eligible to purchase a resale HDB in Singapore.
As both of you are eligible for max 80% bank loan, your 20% downpayment will be as such:
1) 5% cash
2) 15% cash or CPF
followed by:
3) stamp duties (estimated 8% inclusive of 5% as SPR)
4) misc fees like valuation fee, legal fees, resale submission fee and agent's commission.
