The service agreement of a salesperson and landlord only requires the salesperson to introduce and match prospective tenants to the unit and take care of all the necessary paperwork involved in the tenancy and overseeing the apartment handover process. Any form of other services provided are considered value added services. Whether to engage the services of a salesperson or not will hugely depends if your unit is in the low, mid or high range and how complex the tenancy will be. A low range unit which has high demand will have not shortage of direct tenants looking for you and simply close the rental without a salesperson. A higher end range may require the salesperson to push the tenant for an offer which probably a landlord may not have the necessary skills set to do so.
