Hi, if you are able to rent out the condo either through your extensive network or aggressive marketing, receiving calls and arrange viewings for prospective tenants, ensuring legal issues are covered, what are the landlord and tenants rights, and ensure all the administrative legal documents are properly documented, legally protected if anything happens between you and the tenant, I would encourage you to do it on your own. Hi,

As Philip had mentioned, if you are able to rent it out yourself, it will definitely be better for you. If not, you can enlist us to assist you in finding a prospective tenant for your unit.
Agent fee is based on the duration of the lease term.
If the lease is base on one year, agent fee is only half a month of the rental. If the lease is two years, agent fee is a month of the rental.
Agreement with agent is not a must to sign. But, it does has it's pros and cons.

Dear landlord,

The service agreement of a salesperson and landlord only requires the salesperson to introduce and match prospective tenants to the unit and take care of all the necessary paperwork involved in the tenancy and overseeing the apartment handover process. Any form of other services provided are considered value added services. Whether to engage the services of a salesperson or not will hugely depends if your unit is in the low, mid or high range and how complex the tenancy will be. A low range unit which has high demand will have not shortage of direct tenants looking for you and simply close the rental without a salesperson. A higher end range may require the salesperson to push the tenant for an offer which probably a landlord may not have the necessary skills set to do so.

My residential leasing team will be able to undertake this rental assignment easily as we have a decent variety of accommodation in our product portfolio. We are also working with corporate relocation companies to place their incoming expatriate tenants of different levels to rental apartments here in Singapore.

It is always advisable to engage the services of a Real Estate Salesperson as they'll help you through the whole procedure and save you the hassle of doing the marketing on your own and tending to many phone calls etc. If you decide to engage the service of just 1 salesperson, then there is an exclusive agreement form to be signed. It's best to engage just 1 or at the very most, 2 salespersons, to help you secure tenants. As for agent fees, it is standard; 1/2 month rental for 1 year lease & 1 month rental for 2 year lease.
