Hi MM_92210,

Judging by what you have provided, probability of you purchasing a 1 bedroom condo is quite good, as basing on the numbers, you are likely able to afford something around $700k, and your loan eligibility is in the range of about $530k.

Do get in touch with me for further discussion perhaps and we maybe able to identify something that is suitable for your profile with future exit plan established too.

I have been in the real estate business since 2009, with more than 10years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

For Singaporean 1st Property Based on $730k, and assuming loan is 75%

BSD (Cash/CPF) = $16,500
Legal fee = $2,500 (estimated)
Please contact me at (65) 96608508 and I can share you the excel file breakdown for this calculation including timeline.

Hi MM_92210,

1) Prelimarily TDSR assessment using your salary and age, your estimated loan shall be around $640k.
2) Total fund of 200k (25%) can look for an $800k property.
3) But if I take the amount for buyer stamp duty of $800k which is 18.6k and legal fees of 2.5k. I'll suggest reserving about 20k from your 200k for these costs.
4) So assume using 180k (25%) as a guide, your budget should be about 720k. Your loan will be sufficient to cover the rest.
5) You should be able to find your home using this budget.

Good luck!!!

Hope the above answer to your main concerns, but if there are more query, please feel free to contact me at 90110636, or email: ling.ck7@gmail.com if more information is needed.
I'll be glad to assist.

With 130K cash + 70K CPF, you can look for anything below $720K. (Factoring in 25% down payment + stamp duty)

Your monthly installment is around $1,800 per month, which is around 37% of monthly income. And part of it, you can use CPF to pay, which makes it easier on cash flow.

Feel free to call for further discussion or email for a list of carefully shortlisted properties based on your specific criteria.

Hi buyer,
With the cash n CPF that you have, you can even buy a resale condo with 2 or even 3 beds. I am not kidding. There are 3 beds that you can buy for less than 900k. Call me so that I can share my strategy for you. Why buy new shoebox condos that are small when you can buy a 1,000sf condo or even a PH for less?
