Hi Mr. Haron,

1) Buying property is a big thing for the majority due to the high quantum needed to invest in life. So only you could answer this question yourself whether you want to be in the game.
2) The advantage you have now is you are free from mortgage, meaning you could leverage the current system to get the highest leverage to buy a property.
3) The next is you are young and time is on your side if you start your investment early.

4) There are 2 major types of buyers when come to property investment.
(a) Buy for your own stay and at the same time enjoy the capital appreciation and status upgrade in social life.
(b) Buy to rent out to enjoy the rental yield as a passive income.
You have to choose which is a better option for you.

5) The only mortgage loan you could get for private property is via a bank. So you will have to prepare a 25% down payment if your income is able to get the 75% loan.
75% loan is the highest loan you could get when you are free from any mortgage loan.

6) Out of the 25% down payment, 5% must be in cash, and 20% can be cash and/or CPF.
7) If you are buying a resale condo, you will have to prepare the 25% right away. 1% to offer for the OTP, 4% to exercise within 14~21 days, and 20% on the completion day (within 3 months upon offer for OTP). Your mortgage will starts on completion day.
8) If you are buying a new launch, especially those that just launch within 3 months. 5% down payment, 15% to exercise (8 weeks from down payment). 5% in the next 6~12 months once the foundation is ready. Your mortgage will starts from here at 5% of the total value. The rest of the payment will be paid progressively depending on the speed of the building.
9) Both types of purchase have to prepare the buyer stamp duty, it is ~3% for condos valued at $1M and below, and ~4% for condos valued above $1M. This will need to be paid within 14 days of exercising the S&P.
10) Finally the legal fees ranged from $2.5k~$3k.

Hi Haron,

If you are Singaporean and have fulfilled the MOP of 5 years period, yes its possible to purchase another private property while keeping the HDB. If you are planning to fully repay the existing home loan, typically the challenge would be the downpayment and stamp duties for the next property, as it can come up to a substantial amount.

To illustrate, for a $1mil private property, breakdown for SC 2nd residential property as follows:

Cash 5% 50k
CPF OA 20% 200k
BSD and ABSD (stamp duties) and legal fees 20% approx 200k

And this is assuming 75% max loan 750k no issue.

You will be looking at approx $450k cash+CPF OA required minimally for 2nd residential property.

It may be challenging especially if you have just pay down the existing loan.

Hi Mr Haron,

Yes, it is possible if you're a Singapore Citizen, and that you have fulfilled the 5-year MOP for your HDB flat.

Do take note that ABSD of 17% applies for your second residential property purchase. This is on top of the normal BSD (approx 3-4%). The maximum loan you can take is up tp 75% of the property price (or Valuation, whichever is lower), subjected to your TDSR. This means you will need to set aside at least 25% of the downpayment. If you had utilised your CPF for your HDB flat, you will also need to set aside your Basic Retirement Sum (BRS) before you can utilise the balance from your CPF-OA to pay for your second property.
