Hi,

Loan assessment is based on your age and income, not using your CPF.

For a private condo purchase, assuming both you and your spouse are SPR, you will need to fork out the following:

- min 5% of purchase price in CASH
- 20% of purchase price in CPF (if insufficient, top up in CASH)
- BSD
- ABSD 5% (assuming both are SPR)
- legal fee approx $3k

The above is provided your age and income qualify you for 75% loan on the property.

Hi,

Yes you can use your CPF OA to fund the downpayment. The total funds (cash+CPF OA) and also the loan attainable will determine the purchase price of the property you should look at. For illustration

Assuming typical breakdown for example $900k purchase 2 bedroom unit as follows, assuming SPR 1st residential purchase, assuming max 75% home loan :

5% cash 45,000

20% cash/CPF OA 180,000

8% approx for stamp duties and legal fees 69,100 (can use CPF OA if sufficient)

Typically this total amount needs to be ready within 8 weeks of booking of unit

Max 75% home loan
($675k, 1.4%pa, 30 years, monthly $2297)

Good evening Sir/ Mdm,

Do take note that bank will take your income for loan assessment instead of your CPF OA funds.

You mentioned you just turned SPR. How about your girlfriend/ spouse/ partner?

Do take note that SPR household will be subject to 5% additional buyer's stamp duty (ABSD) while if your partner is foriegner, it will be 20% ABSD.

If your spouse is a singaporean, IRAS will grant you ABSD remission (dont need to pay ABSD) as they will treat it as your MATRIMONIAL home.

Oh ya as you are a new SPR, do your spouse has any CPF OA funds on hand?

Cause bank loan is up to 75% so downpayment is at least 25%.

Has anyone work out your numbers before? Maybe I can help you guys with that then we see how can proceed from there?
