You need to know what is the mezzanine space done up in order to factor in the potential. Rightfully the unit is sold based on the space reflected in the title deed, therefore whether or not past transactions seen for other units sold maybe a poor reflection on the potential of your unit if a mezzanine is done up given that we do not know if that unit sold also has similar mezzanine done up. We can extract more data for considerations but it will not be that straightforward.
