Hi, presently own a 5 room HDB flat with my wife at Sengkang. Flat was fully paid. Now I have cash $600k & CPF OA $80K. Looking to invest a freehold studio condo for rental. Better to buy a new condo or used condo ? Able to find tenants easily ? Thank you :)

May I know the reason for a preference for a freehold? Freehold properties are typically at a relatively higher entry price, which lowers your rental yield attainable.

From the figures that you have provided, I think you are ready to be an investor in the real estate sector already. Good afternoon Simon,

before i proceed further. I assume your household has at least 1 as Singaporean (so can hold on to HDB when purchase a private) and fulfilled minimum occupation period.

By the way, do take note you will be hit by cooling measures such as:

1) additional buyer's stamp duty of minimum 12% as Singapore for second property purchase

2) have to set aside basic retirement sum of $85.5k in your CPF OA + SA before you can use the excess in financing this purchase. is your $80k CPF OA excess of basic retirement sum?

With your HDB fully paid, you are able to loan max 75% bank loan.

A new or resale condo will fulfill different objectives.

Resale condo will give immediate returns but might not appreciate as much cause first owner had enjoyed it.

As for new launch, the returns are not immediate but they are usually better in capital appreciation.

And in terms of freehold or leasehold, usually able to enjoy better rental yield for leasehold property
compared to freehold due to its premium.

Tenant wise will depends on location.

Hi Simon,

I had a client who is in a similar situation as yourself. She recently bought a freehold condo for $550,000 and managed to secure a tenant for 2 years upon the completion of the purchase. The rental yield is very decent at 3.5%.

Such a strategy may be suitable for you as well. However, you have to keep in mind that as you and your wife are already holding on to a HDB flat, this property will be considered as a 2nd property and therefore you will be subjected to the Additional Buyer Stamp Duty (ABSD) of 12% of the purchase price.

It may not be worthwhile for you to pay the ABSD as it will take several years of rental income just to recover this amount. Please feel free to contact me so that I can understand your situation better and propose to you how you can avoid paying ABSD and own 2 properties as the same time to enjoy the rental income.

Hi Simon,

1) You will be liable to ABSD of 12% when buying 2nd property.

2) Your SA amount must have at least $85.5k till date before you can make use of your OA for next property.

3) For investment, there are no difference in Freehold & Lease Hold. Your tenant is not going to pay you more if this is freehold.

4) Current rental market is not in its' peak now, Thus buying new condo with a few yrs to build is a better option, as it takes time to bring in more foreigner to boost up the rental market.

Given the low climate of rental rates over the past few years, I can understand your concerns on purchasing a condo that is easy to rent out.

Having said that, I do have a proposal for your consideration. This condo is a Freehold development located in Prime District 11. Located in the middle of Bukit Timah area, it is within 1km to 2 very TOP Primary Schools in Nanyang Primary and Raffles Girls Primary. It is also within 1km to Hwa Chong Institute. The nearest MRT is only a mere 2-3 minutes walk away. Orchard MRT is just 3/4 stations away. With these key attributes, I would say this property is not difficult to get tenants in.
