Dear Sir/Mdm,

So sorry to hear that your unit has been on the market for a while. There are many factors that attributes to the speed of sale for a property.

I have lived in Bishan for 14 years and i just shifted out of Bishan for slightly more than a year. When I sold my own house in Bishan, I actually sold it in 2 hours. My unit was on the 4th floor and it was a corridor unit. And I managed to sell my house for $25,000 cash above valuation. My brother in law also stayed in Bishan his whole life and I managed to sell off his matrimonial home in Bishan in 2 months just less than a year ago. I know Bishan very well and that is why I say many factors are involved.

For Bishan dwellers, most of them will be familiar with these terms, ‘new Bishan’ and ‘old Bishan’. So where you are located makes a difference. For your understanding, I sold my own house in ‘new Bishan’ and sold off my brother in law’s house in ‘old Bishan’. Next will be renovations and I am NOT talking about how nicely renovated your unit is. Bishan is one special town where there are quite a few different layouts for the houses. For 4 rooms alone, I can remember seeing 4-4 different layouts. So we need to bring out the selling points for the individual type of layouts. Of course another factor will be the ethnic quota of the house.

Thank you for your enquiry. If I am not wrong, the ethnic quota is the main issue slowing down the sale? It depends on the pricing strategy of the property and also other factors such as interior condition and facing comes to play. 1 year is actually considered too more than the norm, and perhaps the property isnt given the right exposure or its strong points not emphasized to justify the price.

You have mentioned that you are pricing it at market price and unit has been in the market for 1 year. If the unit itself is not affected by the ethnic ratio restrictions, then perhaps the marketing and positioning done is fundamentally wrong and seriously requires analysis on the situation before you re-embark on marketing the property.

If it is due to ethnic ratio restrictions, then there is little choice but to wait out for the right offer if you are not prepared to sell below the market norms, as the next buyer who comes in will be likely affected by the ethic ratio limitations in future should there be no change to this regulations. The alternative can be to appeal to the authorities for you to sell the apartment without the restrictions.

Are your unit affected for ethnic quota restrictions and how many agents have you engaged so far? Too many agents marketing the same unit might not be a good strategy as it could lead to duplicate listings which might turn off potential buyers. Other things to look at is your house interior, orientation and competition amongst your neighbours trying to sell off their units too. Units that have just MOP normally have a high pool of competitors and may take a slower time to sell due to abundance of supply. To advise further, I need further information in regards to your flat.
