Hi,
PR required family nucleus to hold HDB. That means she cant hold as single. There will be less ABSD of 3% if you purchase the private property under your name in this case.

Hi,

She can purchase condo on her own name no issue, provided that the MOP of 5 years is met. The condo will be considered her first private property.

Unfortunately the other way round doesn't work, as SPR can't be sole owner of hdb. May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Hi Sir,

As you have not fulfill the 5-year MOP, both you and your Wife will not be able to purchase another residential property at this point in time.

When you meet your MOP next year, your Wife will be able to purchase her first property, under her sole name with ABSD at 5%. This is possibly the best option for you to consider, judging from your situation.

Dear Sir,

You will need to fulfill the 5-year MOP before you can purchase another residential property.

Upon MOP, you can choose to sell your flat but you are unable to make her the sold owner. This is due to HDB policy that you cannot decouple. My suggestion would be to sell your hdb flat and buy 2 private properties ( 1 under each name). You can rent one out and stay in one. In such a scenario, ABSD will not be applicable.

If you keep your HDB and buy another property, ABSD of 12% will be applicable if you buy under your name (Singaporean).

Dear Sir,

For your wife, she wont be able to take over the HDB under her name because she is not able to hold a HDB as a SPR and as a married couple, you are not able to decouple a HDB flat.

For your case, there are 3 possible options that you can consider:

Option 1 - Sell your HDB and buy 1 or 2 private property, 1 for stay, the other for investment. The advantage is that you can unlock the value from your HDB flat and save on the stamp duties

Option 2 - Buy the investment property under your wife. ABSD is 5%. You can keep your HDB but her sole income must be able to support the purchase.

Option 3 - Buy a 2nd property under your sole name or together with her. This is not the recommended option because the ABSD will be 12% which is a significant amount.
