Hi, My dad is a retiree 68 this year. Does not own any Hdb, can he purchase a Hdb/ condo? And is he allowed to take up any banks or Hdb loans.

I’ll be the one paying however I already own a Hdb.

Hi,

1) Yes, he will be eligible for an HDB flat if he is a Singapore Citizen.
2) I think it would not be possible for him to get any loan from the HDB or the bank.
3) He will have to pay full to buy an HDB flat or a private condo.
4) He may pay in cash or use any excess CPF in his OA.
5) You won't be able to get a loan for him if buying an HDB flat.
6) You may apply for a mortgage loan for a private condo but if you are still servicing a mortgage loan, the max loan you could get is only 45% LTV. This is provided your TDSR assessment allows you to do so. The rest has to be paid in cash or via his excess fund in his CPF OA.
7) I would suggest you consider whether you have sufficient funds for a 2-rm Flexi flat BTO/SBF. He could apply for a flat with less than 30 yrs lease which will be significant quite affordable; estimate less than $100k.

Your dad is able to purchase a HDB if he is a Singaporean or a condo. However, at his age and because he is a retiree, he will not be able to secure any loan.

However, he can still purchase a condo without incurring Additional Buyer Stamp Duty if you are funding the purchase fully.
