Hi, me and my husband own a 5 rm HDB flat bought direct from HDB,with CPF grant . after 10years we sell the flat and purchase a 4rm resale flat about 6 years ago without grant ... If we were want to purchase a new EC or resale EC do we need to pay levy?and do we still able to enjoy any grant? And if to purchase a condo do we need to pay the levy? I know that if to puchsse a BTO flat we will have to pay for the levy am I correct? Thank you....

Hi,

New EC or new BTO is considered subsidized housing (regardless whether you take grant), hence resale levy is payable if you opt for the above 2 categories. It will be 45k (payable by cash) if the 5rm bought direct from HDB was sold after 2006. There will no longer be any grants since you have already taken 1 grant (subsidy)

For resale EC or private condo, no resale levy is payable. This could be the better option for some clients as the cash outlay is overall lower.

You guys are liable to pay resale levy of $45k (5RM BTO bought in the past) if you purchase a BTO or new EC. Unable to enjoy any further housing grant in these 2 instances.

Not liable to do so if you purchase a resale EC or condo.

Hi Mdm,

You will be liable for a resale levy of $45k should you apply for a new EC or a new BTO direct from HDB.

There will also not be any grant that you can take, as you had already previously enjoyed the grant.

Just to add on, you will also be required to sell off your HDB flat upon the purchase of a HDB flat or a new EC.

On the other hand, you do not need to pay any resale levy if you purchase a private property, be it a new launch or a resale condo. There is also no requirement for you to sell off your HDB should you purchase a private property.
