You may also want to take into consideration renovation for the unit, especially if the unit is in original condition.

Legal fee will be estimated $2500 - $3200, inc mortagage stamp fee of $500. Most banks will offer a legal subsidy based on a % of the loan amount you borrow. You need not pay GST for the property. However, you will need to pay GST for your agent's commission.
