The minimum cash required is 5% of the purchase price. Typical breakdown as follows, assuming 800k purchase.

5% cash 40k
20% cpf OA 160k
75% max home loan 600k
3% approx stamp duties and legal fees 21.1k (can use CPF OA if sufficient).

Since you are first timer Singaporean couple, you may want to consider some of the new ECs on the market, where you can enjoy up to $30k cpf housing grant.

Minimum cash component for a private home purchase will be at 5% of the home purchase price assuming you have purchase at or below the valuation. Broadly speaking, your cash component and CPF component needs to be at least 30% of the purchase price, considering stamp duty and legal fees applicable.

I have done a rough estimate on your home loan amount eligible base on the assumption that both of you are 35 years old. With monthly combine income of $5,400, the estimated loan amount you are eligible for will be in range of $720,000, which works out to be maximum purchase price of around $960,000 (estimated monthly instalment around $3,240).

As we are unsure how much cash are you intending to put in for this purchase, we will be unable to go into further details in terms of planning for this home purchase.

The cash outlay pretty much depends on how much is the property that you are looking at.. its 5% of the price via CASH 20% via CPF, excluding the Stamp Duty and legal fees .. For private residential, the minimum cash downpayment you will need is 5% of the property purchase price. The balance 20% downpayment can be paid using your CPF. Should your CPF is insufficient, you will need to top up in CASH.

Do take note that the above is subjected to you qualifying for 75% loan based on your TDSR. You will also need to set aside some funds for Buyer Stamp Duty (BSD).

As a simple calculation, assuming you go for a property valued at 1mil, u would need to fork out 25% downpayment, of which 5% must be in cash.

Property value : 1mil
Downpayment in cash: 50k
Downpayment in cash/cpf: 200k

Looking at your description, unless you have significant cash reserves, it may not be advisable to go for something that is huge quantum or even a private condominium..
