1) Standard Seller's Agent Commission is 2% + gst, but there are instances whereby sellers are paying more than this due to other circumstances. As your SSD holding period is coming to an end, I would strongly suggest you start to engage an agent now to do the necessaries.

It is advisable to start the marketing process after the upcoming Lunar New Year celebrations as the resale private market is not as active as the new launch market. You may wish to look into preparing the apartment now as you maybe doing up the annual spring cleaning, where pictures of the apartment can be taken first before launching the marketing activities.

An indicative value of your apartment can be captured at bit.ly/UrHomeMatters, where you will have a rough estimation on how many transactions have been done in the resale market and at what price level recently to determine how you can position your apartment for sale.

Commission for resale private transaction is at 2% of the selling price, and 7% GST is applicable on the amount.

Are you open to purchasing a leasehold landed anywhere or do you have specific locations that you are targeting? There is limited choices when it comes to leasehold landed homes based on the age you are interested in. Possible projects are Villa Verde, Lakeside Grove, Burgundy Hill and Tanah Merah Green just to name a few and these projects typically will be within the price range and room configuration you are looking out for, unless the current owners have do major reconfiguration.

Typically the market rate for engaging a seller's agent is 2% of the transacted price + GST. It may ideal to start earlier since the resale market is slower and takes a longer time to secure a buyer. The paperwork can be deferred to May 2020 such that SSD is not payable.

Congrats on your plan to upgrade to a landed property.
The standard commission will be 2% but you can negotiate with the agent if you need to also engage him to look for landed property.

It always no harm to start to market the unit as a lot of factors will determine the pace of the sale of your unit especially with many new launch coming soon. Fyi, Sembawang also have an EC launching soon so all these will affect how fast you can sell your property.

Market rate commission for selling private is 2%. As your SSD period is nearing, you can start to prepare your property for sale. Depending on the property and location, you may wish to cater some time for the marketing period. Should we be able to find a match before your SSD period ends, we can always have a private arrangement with the Buyer to issue them the OTP only after you have met the SSD period.

As it is only 4 months till May, it is advisable to start marketing now. If there is a buyer who is keen to purchase before May, we can draft out an agreement whereby they can only exercise the Option after the SSD period. I have just assisted a Seller with a similar case to this and we issued out an Option 1 month earlier and stated that Buyer can only exercise the Option after 1 month.
