Hi.

Looking to sell my condo unit soon in Sembawang - i am eligible to sell from May 2020 without incurring SSD.

My queries

1 ) Whats the standard sellers agent commission for private property? When should i start marketing this?

2 ) I am interested in a leasehold landed

a ) Must have minimum 75-80 years of lease left
b) price max : 2-2.2 mil
c ) 4 bedrooms min

Good evening!

I am assisting a client to sell their Sembawang condo as well, and would like to assist you.

1) Standard Seller's Agent Commission is 2%+GST
As it is only 4 months till May, it is advisable to start marketing now. If there is a buyer who is keen to purchase before May, we can draft out an agreement whereby they can only exercise the Option after the SSD period. I have just assisted a Seller with a similar case to this and we issued out an Option 1 month earlier and stated that Buyer can only exercise the Option after 1 month.
