Hi, I'm planning to invest in a condo that is around 1M.

1. Please help me understand the current cash outlay requirements

2. Recommendation on any property (you can PM me if you wish)

I have currently no mortgage loan obligations or any other debt liability.

Morning Xavier,

Based on your enquiry, I would assume that you have fulfill the MOP requirement, if you are staying in HDB unit and you are Singapore Citizen.
Without any mortgage at hand, you can attain max of 80% loan, subjected to your age, income and credit status. 5% of down payment must be paid in cash and the balance in CPF, if you have fulfilled the CPF minimum sum.
As for recommendation, it would be good for me to understand how many bedroom units are you looking at and the preferred location.

    Yes, I've met MOP requirement, SG citizen.

    So in the example of a 1M unit, 5% cash = 50K, 15% CPF = 150K.

    Is the CPF portion to be from total available balance or just OA?

    I'm looking for a 2 or 3 bedroom unit for investment purpose.

Good morning Xavier,

Yes if you are looking at immediate rental returns, you have to look into completed property. Best with current ongoing tenancy so you wont have to find for tenants when the ownership transferred to you.

Normally under construction projects will be better suit for both purposes of capital appreciation and rental.

As for CPF portion, if you have utilised CPF OA funds in your current property, you have to set a minimum sum of $77.5k in your CPF OA + SA first before you can use the excess in CPF OA to purchase this second property.

Probably you can share with me more on your finances and requirements so I can advise and assist you further.

Btw have you speak to banker on your in principle approval yet?
