Hi,
I'm looking for a resale 4 bedroom unit in Punggol, Sengkang or Buangkok area. My budget is around $420K. My criteria are :

1) Low COV (not > $20k)
2) High floor
3) Corner or next to corner
4) Within 15mins walk to nearest LRT or MRT.
5) Move in condition

If you have such units to market in those areas, please let me know.

Morning Investor,

I will love to assist you with your HDB purchase.

But I hope you can understand the harsh reality of the resale HDB market.

If you want high floor, corner/ next to corner unit and move in condition, you must be willing to pay for a premium. I wont say COV budget of $20k is not enough, it could be more than enough but you might need to drop some of your requirements if your COV budget cant matches the asking.

I have a renovated unit at Compassvale Bow which is 5 mins away from Buangkok MRT Station but it is a low floor unit. I hope you can consider it.
