Hi, im looking for a 2 bedder condo unit price around $750k. It will be my 2nd property. My first property is fully paid. I would like to find out how much cash,cpf n bank loan is required for each payment and in what %. A sample work out will be great.Assuming i have 260k in my OA currently. Thank you

Hi,

Assuming you are SC purchasing 2nd residential property, typical breakdown as follows if you do not have any outstanding home loan.

Cash 5% 37.5k
CPF OA 20% 150k
Max Bank Loan 75% 562.5k
Stamp Duties and Legal Fees approx 15% 112.5k

If you have used CPF OA for 1st property before, you also need to set aside 85.5k in your CPF OA+SA before any excess CPF OA can be used for the 2nd residential property.

Based on your above scenario, breakdown would be as follows:

Purchase Price $750,000
Max Loan $562,500
5% Cash Downpayment $37,500
20% CPF Downpayment $150,000
BSD $17,100
ABSD (assuming you're Singapore Citizen) $90,000
Legal Fees $2500

As this is your second property, you will also have to set aside Half-Minimum Sum of $85,500 in your CPF-OA and SA accounts, before you can utilise the balance funds in your CPF-OA for the second property.
